The proposal is designed to create a fully integrated private transportation network by air, sea, and land, seamlessly connecting Griffin’s helicopter with his megayacht and properties across South Florida.
The $250 Million Megayacht That “Wouldn’t Fit at Home”
The project is driven by an unusual challenge: Ken Griffin’s megayacht is simply too large to be moored at his mansion. Although the billionaire invested $169 million acquiring residential properties on Star Island, his massive yacht is too large to dock at the property.

Named Defy (formerly Viva), the 308-foot (94-meter) superyacht is valued at approximately $250 million. Because the vessel already features a touch-and-go helicopter landing pad on its bow, the addition of a permanent helipad at the marina has always been part of Griffin’s original vision, allowing him to fly directly from elsewhere in Florida to his private marina.

The Ultra-Exclusive Project on Terminal Island
The private complex is being developed on a 30,000-square-foot (2,787-square-meter) waterfront property located at 120 MacArthur Causeway, part of a 3.5-acre (1.4-hectare) site Griffin purchased from Jorge Pérez’s Related Group, which had previously planned to develop an office complex there.

The Industrial Zoning Strategy
To make a private helipad possible in Miami Beach, Griffin adopted a strategic approach: the selected property is located within a strictly industrial zone. Rather than attempting to operate aircraft near residential neighborhoods, the development sits next to ferry terminals, a Florida Power & Light (FPL) power plant, and a U.S. Coast Guard station.
The biggest challenge now involves changing the city’s development regulations. Private helipads are currently prohibited at the site. A proposal introduced on June 24 by Miami Beach Commissioner Joseph Magazine, and first reported by the Miami Herald, seeks to amend the zoning code to allow a helipad as an “accessory use” exclusively within the industrial area of Terminal Island.
The proposal will next be reviewed by the city’s Land Use and Sustainability Committee on September 16. Even if approved by Miami Beach officials, Griffin would still need authorization from the Federal Aviation Administration (FAA) and the Florida Department of Transportation. Facilities of this kind are exceptionally rare in Miami-Dade County, where most helipads are reserved for hospitals and emergency services.
